Often homes don’t have a structural problem at all as compared to a settling foundation.  This is considered non structural and most people, including structural engineers, can’t properly diagnose the problem.  For instance, the brick veneer may be placed on an independent footing from the foundation footing.  In most cases the “brick ledge” may not even be there causing the veneer to slip leading one to believe it is a foundation problem.  It takes a qualified mason and foundation expert to know this.  For over 27 years this has been our specialty in Metro Atlanta.

How do I know if I have a settling foundation problem vs. a masonry problem?

Signs to look for are similar to all of the exterior signs such as cracks in brick, caulking around windows, and stair step cracks in mortar.  However most often there will not be the interior signs such as sheetrock cracks, unlevel doors, windows, and floors.

Will I be able to notice the masonry repair after it is completed?

Yes because newer materials do not match the aged materials.  However, we take the necessary steps to match it as close as possible by using colors samples for mortar and brick.

Do I have to tear out the entire front wall to repair a sagging lintel angle iron over my garage door?

No.  We can raise the existing lintel and properly anchor it to the framing without taking the wall down.  We then take the proper steps to repair the brick and mortar.
